Signs It’s Time for a New Garage Door

  • Frequent and Costly Repairs – If you’re calling for non-minor repairs repeatedly, ongoing maintenance is becoming more expensive than replacement.

  • Outdated or Deteriorated Appearance – A garage door that looks old, faded, rusted, or mismatched with your home can drag down curb appeal and resale value.
  • Slow, Jerky, or Unreliable Operation – Doors that hesitate, move unevenly, or struggle to open/close smoothly despite repairs indicate very worn mechanisms, age, or a more total system imbalance

  • Visible Structural Damage – Large dents, cracks, warping, sagging panels, rust, or wood rot compromise security, function, and curb appeal.
  • Age Beyond Typical Lifespan – Most garage doors last 15–30 years depending on material and usage — if your door is near or past this range and showing wear, replacement makes sense. Foundation shifts in homes may also significantly impact operation and alignment.
  • Lack of Safety– New door systems include auto‑reverse sensors, pinch‑resistant panels, torsion springs, modern opener features, and other safety enhancements that older doors often lack. Old doors also run the risk of sudden failure.

  • Excessive Noise – Grinding, rattling, squeaking, or clanking sounds that persist after lubrication usually mean worn parts and overall system aging.
  • Door Doesn’t Seal or Close Properly – Gaps at the bottom or around edges reduce security, let in moisture, and let pests or drafts inside

Yes—a garage door is one of the most prominent features of a house, and it's one of the top home improvement projects for ROI (often 80%+ return), enhancing curb appeal, energy efficiency, and security while increasing resale value.

It depends on your style, climate, and usage. Steel is durable and low-maintenance for most Bay Area homes, while wood overlay offers premium looks but requires more upkeep. Aluminum and fiberglass are light and resist corrosion near the coast, with fiberglass providing better insulation and durability. Traditional raised panel doors work well for most Bay Area homes, contemporary designs tend to suit newer homes, while overlay carriage house doors are ideal for full stylistic expression or customization. Ultimately, the right door balances curb appeal, performance, and long-term reliability.

If your garage is attached to the house or used as a workspace/family space—insulation improves energy efficiency, warmth, reduces noise, and maintains comfort in California's variable weather. If your door is separate from the house, not commonly used or you don't mind the winter or less extended longevity, a cheaper non-insulated option makes more sense. We however do not recommend insulation for Aluminum doors.

Not always, but if your current opener is old (10+ years), noisy, or lacks modern safety/smart features, upgrading to a belt-drive or smart model adds convenience, quiet operation, and security. You can view our recommended openers here. The listed prices of our openers are final and include the unit itself, the components needed to engage the door with the opener, and the installation, no additional fees or taxes.
